Fraser Team Saved One From Auction!

In reaching out making our calls trying to help local homeowners in distress, we reached one that knew they had been in trouble for quite some time.  They were still trying a couple more things to save their home and weren't ready to have us jump in yet.  About a month later we got the call they were done with the fight trying to save it.  They contacted us, The Fraser Team to sell their home.  Now to save the equity they actually had in this home, yes equity.  Just as we were pulling away from the home with a signed listing file, notice of sale was served.  Now our clients were is panic, we assured them we would do all we could to stop the sale in just about 3 weeks and continue to market their home for sale.  
First phone call made immediately while driving from the listing, lender was very cold, harsh and un-cooperative.  We continued to work marketing the home to try to find a buyer quick to no avail.  We continued contacting the lender on a very regular basis to try t get them to work with us and not against us.  

Never giving up and never stopping our marketing efforts with only 4 days until the scheduled sale, we got a small reprieve.  It is only a small and short one but for the moment the sale at auction is delayed.  
Of course prior to he reprieve we added looking for a loophole in this one to save us or buy us some time and we did find it just two days prior to our granted reprieve.  

We do all in our power to make it a win win situation for everyone in each transaction, however our fiduciary duty and loyalty is to our client.  Whether a traditional sale or short sale we give our all.

The Fraser Team does it again!

The Fraser Team does it again!
We reached out about an expired listing, only to find out the owner did not know that his short sale listing was let to expire.  After a little research and verification we met up with this homeowner that was in trouble on his home.  We gathered all of the necessary documentation and started over for him on a short sale as he was out of options and needed this chapter closed somehow.  

July 27, 2016 we listed his home for sale and had a buyer under contract in 13 days.  With extreme diligence and persistence, we received short sale approval with all deficiencies waived Sept 23,  2016.  This sale was closed and recorded November 9, 2016. This homeowner was relieved of a deficit of over $150,000.00 not including the 21,000.00 HOA lien on the property.  This homeowner was able to close this chapter and walk away with a clean slate without any money out of their pocket.

Against All Odds, The Fraser Team Got It Done!


We took on a short sale file that had been in process since Dec 2014.  Under contract and trying to get a short sale approval several times prior with no luck and contacts failed.  With a current buyer under contract we took it on, knowing the odds were against us.  We had liens that were an issue that seller couldn't pay, sellers lender wouldn't pay and this is one of the many issues that we hurdled with this file.

Rolling up our sleeves and jumping in right in the middle we were on a mission to once again get a short sale file successfully closed so our client can move on and close a bad chapter and start over. Building a relationship with all parties with an introduction and getting caught up and where we really are on this file.  Setting up realistic goals and moving forward as we are being told, no it can't happen, you will never get this to close.........

Low and behold, we kept at it, jumping hurdles and GOT IT DONE!  Short sale approved with a full deficiency waived (apprx 70k) all liens resolved and all parties are happy and moving forward.
