Here are some of the important things for you to know:
1.  You will not pay any money to us for our services.
2.  We will negotiate on your behalf to make the transaction the best possible decision for you.
3.  We will get you weekly updates even if there is nothing new to report.
4.  You will be expected to keep any HOA's paid and current until close of escrow.
5.  You will be expected to keep utilities on in the home until close of escrow.
6.  You will be expected to maintain your home owners insurance until close of escrow.
7.  You will be expected to keep the property maintained until the close of escrow. 
8.  You will be expected to notify us immediately of any correspondence you receive from your mortgage company.
9.  You will be required to keep all current financial docs copied to us in a timely manor each month until close of escrow.
10.  You will be expected to be ready and able to move and have the property ready for the new owners atleast the day prior to closing of escrow.
11.  You will be expected to leave the property in satisfactory condition for the new owners / buyers at close of escrow.
