What To Expect In This Market As A Buyer

You don't know what to expect in this market as a buyer?  You have heard the stories and know it is not possible for anyone to make an offer or much less buy a home that they have not even seen yet, WRONG.  

By now you may have even thought of replacing your agent for telling you such nonsense but you need to know this is happening everyday here in our Southern Nevada housing market.  If you have heard anything in national forum on how you can still get a home with a low ball offer again WRONG.  

We truly have a lack of inventory problem (lack of homes for sale).  Yet our buyer database grows daily of ready, willing and able buyers that are at the point they just want to buy something.  

You may have even been confused or had your feelings hurt by an agent that said they need a copy of your current pre-approval letter or proof of funds (for cash purchases) before they will spend much time with you...  If this is the case your agent does know what they are doing.  

As an example:  If I put a new single family home listing in the system at 9 am this morning, I can almost guarantee you we will have multiple offers on the table by the close of business the same day.  Most of these offers will be sight unseen and most will even be quite a bit over list price.
