Really???? US Bank Closed The File?

There really are no words to describe what I am feeling for my amazing client in this horrible mess that her lender US BANK has created from day one of her short sale transaction.  Never has a financial document been late, or forgotten.  The package was complete from the beginning.  This seller has had to move to another state to finally obtain employment so she can survive and yet has maintained HOA's of just under 200.00 a month and kept the utilities on for almost a year now.  This home has been under a cash contract for well over 6 months now and they keep loosing docs or saying they never received them and then just close the file cause the file handler can't even read a HUD1.  Then the fight to get it re-open and now the missing document game starts all over again.  We are blessed to have such an amazing seller to work with and very patient buyers that are still in the game Thank God.

And yet we are told how much better the banks are getting to complete these short sales..... NOT.

Talk about unfair and unreasonable care,

Feeling Blessed!

I am reminded yet again today why I do what I do.  I love the career path I have chosen and the feeling I get when I have truly helped someone, whether it be finding a home to rent or getting the information and stopping a possible foreclosure and getting them on track for a successful short sale.

On this journey that I travel daily I meet some incredible people that will become my friends for years to come, never to be forgotten when the deal is closed.

Looking For A Rental? What You Can Expect

I know that housing in general has gotten crazy in our current market and current economic conditions so I want to help as many understand and know what to expect as possible and by being honest and blunt if need be.  This is information to help you understand how we have to work as professionals that are just trying to make a living  just as you are.

You are looking for a rental home suitable for your family, here are some very important factors that you will need to understand when you are working with a Realtor that will take you best interest at heart as that is our business. 

We (your Realtors) will gather the criteria that is a MUST HAVE in your home search and begin from there this will include:
  1. Maximum Rent per month that you are comfortable with.
  2. Home style ie townhome, condo, single family.
  3. We need to know right away if you MUST have a SINGLE STORY.
  4. Minimum bedrooms and  bathrooms.
  5. Is a Garage a necessity? If so is there a Minimum amount of spaces reuired?
  6. Is there a particular Area, School, zip code that you have or want  to be in?

Once we have the Must haves covered we can add the I would really like to haves to our search and we can always narrow or expand your search from there.

Please know that we have to limit the actual times out to show rental homes as it is not feasible for us to  make numerous trips out for a rental.  We do this for you more as almost a courtesy as the compensation is minimal and we may break even for our fuel and time if we are lucky enough.  As professionals we have monthly, quarterly, and yearly expenses, fees and dues that allow us to gather the information we send to you and even open the doors of the homes to show you.

What A Great Option For You My Buyer Clients

So you are pre-approved for your FHA loan and you need a home that is move in ready but haven't been able to find it or it is already gone before you can get an offer in.  You have an even better option and the house can be less than perfect and you can pick the repairs and have them done in the same loan.  You will still be getting the FHA loan with the down payment of 3.5 % but your repairs that you have chosen will now be done and included in the same loan. We just have to make sure the home meets the right criteria to appraise for enough money after completed repairs are done.

What You Can Possibly Expect When Buying A Short Sale

Congratulations you finally decided on a home to buy and have a contract, but now your are hearing there are some delays and potential changes to what you thought was a solid contract because it is a short sale and now you are a little confused.  I want to go over some of the basic changes and hurdles you can or will  expect in the months to come:

  • Average closing time from contract on a normal short sale with 1 loan and 1 bank is approximately 4 to 6 months.
  • You are under contract for what you feel is a fair price for the home, but ultimately that can change prior to the bank issuing the final short sale approval letter as the bank is only going to sell the property for fair market value they are already taking a substantial loss.
  • Upon having the home inspection or appraisal completed if any repairs are needed 99% of the time in a short sale transaction the seller can't and won't be able to make any repairs and the home is being sold "as is where is".
  • The seller(s) at their sole discretion and without warning or cause can cancel the short sale transaction at any time and for any reason with no recourse against them.
  • Once the short sale approval letter is issued and approved by all parties, now the clock is ticking to get the transaction closed so hopefully your lender has known all along that it was a short sale you had made a contract on and they are experienced enough to get your deal done on time as most lenders will charge a large penalty to extend the closing date so please try not to do this if at all possible.
  • Continue to ask for a new and updated approval letter each month from your lender so yours does not expire.
  • Continue getting current financial docs ie pay stubs and bank statements to your lender monthly until close of escrow.
